The Best Northern Virginia Neighborhoods for Commuting to DC

When people relocate to the DC area, they usually hear the same three neighborhoods recommended: Arlington, Alexandria, and Falls Church. Those are solid choices. But after helping hundreds of families find homes in Northern Virginia, I've learned there's a fourth option that deserves serious consideration, especially if you want more space for your money without sacrificing commute time.

That neighborhood is Burke, Virginia.

Burke offers a 30-35 minute commute to downtown DC in normal traffic, or you can skip the driving stress entirely and take the Virginia Railway Express. You get significantly more house, more yard, and better value than Arlington or Alexandria. The schools are strong, Burke Lake Park is one of the best in the region, and you still have easy access to shopping, restaurants, and everything you need day-to-day.

At ML Real Estate Group, we've seen countless clients default to Arlington and Alexandria simply because that's what everyone suggests. But when we run the numbers and map out actual commute times, Burke consistently comes out ahead for families who prioritize space, value, and quality of life.

Why Burke Works for DC Commuters

The Commute Reality

The drive from Burke to downtown DC covers approximately 20 miles and takes 24-31 minutes in normal traffic. During rush hour, you're looking at 50-75 minutes via I-66 and I-395, which is honestly comparable to what you'd experience driving from many parts of Arlington during peak congestion.

But here's where Burke really shines: the Virginia Railway Express.

The VRE's Manassas Line serves Burke through two stations: Burke Centre and Rolling Road. The Burke Centre station offers over 1,500 free parking spaces that rarely fill up. Morning trains run between 5:29 AM and 8:29 AM, getting you to L'Enfant Plaza in about 43 minutes or Union Station in 51 minutes. That's often faster than sitting in Beltway traffic.

A monthly VRE pass costs $237. When you factor in gas, I-66 Express Lane tolls (which can spike to $34 during peak hours), and DC parking, that VRE pass often comes out cheaper. Plus, you can actually use that commute time to read, work, or decompress instead of white-knuckling through traffic.

For those who prefer driving, the Fairfax County Parkway connects Burke to I-66 and I-495, giving you multiple routing options depending on traffic conditions.

Burke vs. The "Usual Suspects"

I had a client last month who moved here from California. She asked me which neighborhood in Northern Virginia has the best commute to DC. So I mapped out the actual commute times for her:

Commute Time Comparison (to downtown DC):

  • Burke (driving): 50-75 minutes rush hour via I-66/I-395
  • Burke (VRE train): 43-51 minutes to L'Enfant Plaza or Union Station
  • Arlington: 45-70 minutes rush hour depending on location
  • Alexandria: 40-65 minutes rush hour via I-395
  • Falls Church: 50-75 minutes rush hour via I-66

The reality? The commute times are surprisingly similar across all four neighborhoods during peak hours. Burke's VRE option actually beats driving from any of these areas.

But here's where things get interesting. When commute times are essentially equal, the decision comes down to what you're getting for your money:

Neighborhood Real Estate Comparison
Neighborhood Median Home Price Price per Sq Ft What $800K Buys
Burke $749,000-$820,000 $329-341 4-5 BR colonial, 2,400+ sq ft, 1/3 acre lot
Arlington $783,000-$840,000 $465 2-3 BR condo or small townhouse
Alexandria $637,000-$750,000 $400 3 BR townhouse, limited yard
Falls Church $798,000-$910,000 $371-372 3-4 BR older home needing updates

Burke's price per square foot sits at $329-341 compared to Arlington's $465. Same commute, but roughly 40% more home in Burke.

Burke is part of Fairfax County, Virginia's most populous county and one of the wealthiest counties in the United States. This means excellent public services, well-maintained infrastructure, and strong community resources.

Arlington's premium buys you walkability and Metro access, real advantages for some buyers. But for families prioritizing space, schools, and safety over nightlife and restaurant density, Burke makes more sense.

What Makes Burke a Hidden Gem

Burke doesn't get the same attention as Arlington or Alexandria, and honestly, that's mostly a marketing issue. Arlington and Alexandria have brand recognition, historic charm, and real estate agents pushing them hard because higher prices mean higher commissions. Falls Church City's excellent school system generates outsized buzz. Burke just quietly delivers on the fundamentals.

The data backs this up. Burke's violent crime rate sits at 1.13 per 1,000 residents, among the lowest in Northern Virginia, earning A+ safety grades while Arlington rates C and Alexandria falls below average. Lake Braddock Secondary ranks #23 among Virginia public high schools, and multiple Burke elementary schools have received National Blue Ribbon designations.

When my clients describe their experience in Burke, the word "family" comes up constantly. One client told me, "Living in Burke was the greatest choice. Quiet and safe, neighbors are friendly and feels like a big family." Another client who moved from Arlington said, "We moved here thinking it was just another suburb. The first Burke Centre festival completely changed our perspective."

Burke's Parks and Recreation

Burke Lake Park is 888 acres and was named best park in Northern Virginia by Virginia Living Magazine. The 4.7-mile loop trail ranks among America's top 10 fitness trails. Families get access to a miniature train, carousel, mini-golf, disc golf, fishing, boat rentals, and camping. Arlington has 56 parks with urban green space, but they can't match this scale.

The Burke Centre community operates one of the region's largest homeowner associations, maintaining five neighborhood pools, tennis courts, basketball courts, and an extensive trail network connecting all 5,800 homes. The annual Burke Centre Festival (held the weekend after Labor Day) draws people from across the region for arts, crafts, live bands, amusement rides, and a wine garden, all with free admission.

What About Arlington, Alexandria, and Falls Church?

I help clients buy homes across Northern Virginia. Each neighborhood has its strengths.

Arlington gives you Metro access, walkability, and proximity to DC. If you work late hours, want to grab dinner downtown after work, or genuinely prefer urban density over suburban space, Arlington makes sense. Just know you're paying a premium for location and sacrificing square footage.

Alexandria offers historic charm, a vibrant Old Town waterfront, and strong community character. It's beautiful. But similar to Arlington, you're trading space for location. Alexandria City Public Schools earn concerning B- grades with 40% math proficiency rates, which is worth considering if you have kids.

Falls Church City has Virginia's #2 ranked school system through Falls Church City Public Schools, but that tiny independent system serves only 2,610 students and commands home prices exceeding $970,000. The value just isn't there for most families.

Burke's Trade-Offs (Being Honest)

Burke isn't perfect. No neighborhood is.

Burke lacks Metro rail access. The VRE operates weekday commuter hours only, so weekend DC trips require driving or a longer bus-to-Metro connection via Fairfax Connector buses. Walkability varies significantly by neighborhood. Burke Centre's trail system enables car-free movement within the community, but reaching external destinations typically requires a vehicle.

The community attracts less attention partly because it offers fewer trendy restaurants, breweries, and entertainment venues than Arlington or Alexandria. Young professionals seeking nightlife will feel the suburbs' limitations. And while commute times match or beat inner suburbs during normal conditions, rush-hour driving can stretch to 75 minutes on bad days.

These are real considerations. But for most families I work with, especially those with kids or planning to start a family, these trade-offs are worth it for the space, safety, and value Burke provides.

Schools Matter

If you have kids or plan to, schools matter. Burke's Fairfax County schools offer an excellent balance. Lake Braddock Secondary has a 97% graduation rate and 81% math proficiency. You're getting Falls Church-level quality without the Falls Church price tag.

What to Do in Burke

Burke functions as a complete community, not just a bedroom suburb. Multiple shopping centers (Burke Centre Shopping Center, Burke Town Plaza, Burke Village Center) contain grocery stores, pharmacies, and services. Fair Oaks Mall sits just 5-7 miles away.

The dining scene includes Spartan's Family Restaurant (hands down the best Greek food in Northern Virginia, according to locals), AmThai by Kanjana (Burke's hidden gem for Thai cuisine), and Songbird for upscale Asian-fusion. The Great Harvest Bread Company anchors Burke Commons Road with fresh baked goods.

The Burke Lake Golf Center offers an 18-hole par-3 course, double-decker driving range, and Mulligan's Grill. Onelife Fitness provides a full-service gym with pool, hot tub, sauna, group classes, and childcare. Healthcare access includes Inova Primary Care in Burke Centre and proximity to Inova Fair Oaks Hospital.

Making Your Decision

If you're relocating to the DC area or trying to decide where to put down roots, don't just default to Arlington and Alexandria because everyone else does. Run the actual numbers. Map out your specific commute. Visit Burke on a weekday morning and see the VRE in action.

Burke might be your sweet spot, especially if you care about value and a commute that's reasonable. The 51-minute VRE ride to Union Station delivers stress-free commuting while preserving capital for a home with room to grow. The 88% owner-occupied rate creates stable, connected neighborhoods where kids make lasting friendships.

At ML Real Estate Group, we've helped dozens of families make this exact decision. We run the commute calculations, show you comparable homes across all four neighborhoods, and walk you through the real costs.
